This document confirms the fees and terms and conditions that apply to our work with you. It does this by confirming:

which documents you have been issued with, upon which we can both rely
any specific fees agreed with you for providing advice, implementation, or ongoing services
the method of payment of those fees and cash equivalent examples where required

INITIAL/ADVICE FEE CONFIRMATION

A fee of £399 for advice and implementation on Residential Mortgages
A fee of £549 for advice and implementation on Residential Mortgages for CIS workers, Joint Borrower Sole Proprietor (JBSP), low or adverse credit score, more than 2 applicants, unusual construction of property and other complex cases
A fee of £499 for advice and implementation on Buy-To-Let or Commercial Mortgages
A fee of £199 for advice and implementation on Residential Remortgage for existing clients
A fee of £299 for advice and implementation on Buy-To-Let or Commercial Mortgages for existing clients
A fee of £199 for Decision in Principle (DIP) only if there is no full application. On Full application, this fee will be deductible from the advice fee and only the remaining balance will be charged.

MORTGAGE PROTECTION RECOMMENDATION AND WAIVER

Best Brokers Ltd's standard policy is to recommend a protection needs analysis with their advisor following the recommendation or acquisition of a mortgage or remortgage. We will ALWAYS advise you to protect the mortgage payment in the event of illness, accident, or death.

I understand that Best Brokers Ltd has informed me of the importance of conducting a protection needs analysis to assess potential risks associated with obtaining a mortgage and to ensure adequate protection. I further understand that I am solely responsible for any potential consequences that may arise from this decision, including but not limited to the inability to meet mortgage obligations in the event of illness, accident, or death. By ticking this box, I waive any responsibility from Best Brokers Ltd for such consequences should I decide not to proceed with the protection needs analysis.
